
As we are sure you are aware the Local Plan has been approved by Uttlesford District Council. In this plan the land north of Taylor’s Farm has been designated an employment site.
However, this does not mean that the planning application that has been submitted for the site will automatically be granted. The developer, Pigeon, will have to go through the normal planning approval process.
An outline planning application, UTT/25/2786/OP, for the site has been submitted. This can be viewed on the Uttlesford District Council planning portal.
Following the submission of an Environmental Statement by Pigeon (the developer)
Uttlesford Council, under regulation 25, asked the developer for more information.
This has now been submitted and can be viewed on UDC’s planning portal.
WHAT THIS MEANS.
All your efforts mean that Uttlesford are not comfortable with some of the submissions by the Developer so far. You have sent comments to Uttlesford and Planning Officers have taken note.

We need to submit as many objections to these new documents as possible – objections need to be based on material planning considerations – we will soon provide you with details on what these considerations are and what you can object to – so please keep monitoring your emails and our website.
The application has not yet been considered by Uttlesford’s planning committee as various agencies need to provide more information.
The Takeley Street Action Group will continue to vigorously contest this application.
To remind everyone – the application is for an enormous 67 acre (27 hectares)
industrial/warehouse complex. The site will affect everyone who lives and works in Takeley.
