Thanks to your efforts, the Developer must now make a full assessment of the Impact on the Environment of this massive warehousing site BEFORE the next step of submitting a Planning Application. The Developer has already submitted some documentation to Uttlesford as part of the Scoping Application UTT/25/0125/SO. It is difficult to follow, but please do not let that put you off.
This “Scoping Opinion” means that the Developer asks Uttlesford what details they need to submit to form part oftheir Planning Application. Uttlesford can request that they include studies of Transport, Noise, Heritage, Environment and more. The Developer does not want to include Lighting in their submission. We disagree. We think it will seriously impact on your lives and contribute to a serious loss of amenity.
Individual comments from residents add strength to our case. Each submission helps highlight weaknesses in the developer’s report and makes it harder for them to gain planning approval. There may be things that the Developer has deliberately omitted from their “Scoping Application”. The Planning Officer will not know the area as well as you do. Your local knowledge and experience matters.
What You Can Do to Help:
Think about how this Development will affect you, ask questions and raise concerns. Your input could make the difference between approval or rejection of this project.
Write to the Planning Officer
State what you want the Developer to thoroughly investigate and disclose as part of their Planning Application, e.g. things that affect the environment and things that affect you. You do not have to provide answers. That is the Developer’s job. For example, if you think that there will be a lot of noise, vibration or fumes, you might want them to be very clear about how they will prevent this. Your health should not be affected by the Development nor should it stop you sleeping at night. The Developer will say they will “mitigate”. That is not good enough. We need the Developer to provide Uttlesford with facts and figures based on real evidence that residents can understand. They need to say HOW they will mitigate. We can then challenge their responses at the Planning Application stage.
