This site ‘Land North of Taylors Farm’ is currently located within the Countryside Protection Zone (CPZ).

The Uttlesford Countryside Protection Zone (CPZ) is a designated planning policy area intended to:

  1. Prevent Urban Sprawl: It aims to stop the uncontrolled expansion of development, particularly between Stansted Airport and nearby villages.
  2. Preserve Rural Character: The CPZ safeguards the open countryside, maintaining the rural landscape and character of the area.
  3. Avoid Coalescence: It ensures that Stansted Airport does not merge with surrounding villages, protecting the distinct identities of these communities.
  4. Limit Environmental Impact: The CPZ helps to reduce the environmental impact of development by preserving green spaces and minimizing traffic congestion in rural areas.

This policy is designed to uphold local planning objectives and protect the countryside from inappropriate or large-scale developments.
