
Dear TSAG Members,
On Wednesday 25th of March 2026 at 7:00pm, Uttlesford District Council will hold an Extraordinary Council Meeting at which councillors will vote on whether to adopt the new Local Plan.
If adopted, this would remove Land North of Taylors Farm from the Countryside Protection Zone (CPZ) and allocate it for employment use.
We want to be open with you.
Based on current political positioning, we expect that the vote will pass.
However, that does not mean this meeting does not matter.
It matters enormously.
Because:
- The Local Plan allocation does NOT grant planning permission
- It does NOT approve the Pigeon planning application.
- It does NOT give the developer carte blanche.
The live planning application must still be determined lawfully, independently and on its own merits.
And those involved in that decision-making process will be watching what happens on 25th March.

Why Your Presence Matters
Representatives of TSAG will speak to:
- Place our formal objection on record
- Highlight serious flaws and concerns
- Make it clear that this community remains firmly opposed
- Remind councillors that the planning application is a separate decision
Even if the Local Plan vote is a foregone conclusion, the strength and visibility of public support on the night sends a powerful message.
It demonstrates:
That Takeley is organised
That residents are informed
That scrutiny will continue
That future decisions will be watched carefully
Those assessing the LNTF planning application — whether officers or councillors — will be aware of the level of public engagement. Visible support increases political and reputational pressure for that application to be handled properly and rigorously.
We Do Not Expect You to Speak
You do not need to address the council.
You do not need to prepare anything.
Simply attending and sitting in the public gallery is enough.
Your presence shows solidarity with TSAG and with Takeley.
